Thank you for your interest in the $199 Flat Fee Listing. Homeowners, investors, builders, lenders, banks and agents -- all are welcome to list!

  1. $199 due at time of listing
  2. Discount available to list multiple properties ($199 for 1st property; $149 for each additional property ordered on same date as 1st property)
  3. Listed until SOLD
  4. Property types that can be listed: Single-Family Home, Condominium/Townhouse, Residential Developed Lot, Land/Farm, and Multi-Dwelling Units
  5. Service Area: Greater Atlanta and all 159 counties in GA covered by First Multiple Listing Service and Georgia Multiple Listing Service.
  6. Listed within 24 hours upon receipt of your completed listing forms and photos of your property.
  7. Buyer leads go to you. Calls from buyers not represented by agents will be referred to you.
  8. You show your property to buyers not represented by agents and if you sell "By Owner" yourself, you pay NO COMMISSION!

  9. Buyers' Agents will call you directly to show your property. Your name and phone number will be printed in the Showing Instructions to agents on your listing. Usually, they will give you a "Courtesy Call" the day before and a time frame of their visit (normally a window of two hours, such as between 1 p.m. and 3 p.m.). Access to your property by agents is through an agent-access electronic lockbox, a combination lockbox or you may let them in. For showings by appointment only, schedule a specific time with agents.
  10. You represent yourself and negotiate the contract yourself with a buyer or an agent. Contract negotiation assistance by a professional and experienced Sellect Realty agent available (see #35).
  11. You may request explanations about any language in a sales contract, free of charge, from Sellect Realty when you receive an offer.
  12. At closing, when your property sells and closes, you pay a selling commission to a Buyer's Agent, if an agent brought you a buyer and sold your property. You determine the commission to offer to a buyer's agent (example: 3%). Also, a transaction fee of .12% of the contract sales price is due First Multiple Listing Service (sales price x .0012), if applicable. This is a mandatory fee charged by FMLS for a property iisted in a compulsory FMLS county.* No commission is due Sellect Realty; only a $25 administration fee for processing documents on the sale/closing of property and record-keeping. (Any commission and fees are deducted from your proceeds on the Settlement Statement, at closing).

  14. Comparative Market Analysis (CMA) of "active" and "sold" listings in your area, if available, upon request.

  21. You may advertise your own website URL on real estate websites that allow posting of owner's contact information. On ads placed independently by you, you may advertise your FMLS and/or GAMLS listing numbers but may not use Sellect Realty's name or logo.

    • Photo size: Approx. 640 pixels X 480 pixels
    • Horizontal shots only (Include at least 1 exterior front view of property - required as
      a primary photo)
    • Do not send vertically shot photos, if at all possible (they will become elongated sideways on your listing)
    • Email photos in small batches (e.g. 4 or 5 photos each); a large file may be undeliverable
    • Up to 16 photos displayed on your FMLS listing
    • Up to 16 photos displayed on your GAMLS listing



  23. Agent-Access Electronic Lockbox Lease - Available through Shopping Cart when ordering your $199 listing or may be ordered separately at anytime (go to Optional Marketing on next page). Monitors and registers dates/times and names/contact info of agents who entered and showed your property. Electronic lockbox lease available in Greater Atlanta only.

  24. A feedback system that "automatically" obtains comments about your property from showing agents, free of charge, with lease of agent-access electronic lockbox. Also available with no lease of lockbox (go to Optional Marketing on next page).

  25. Sellect Realty "For Sale" Yard Sign
    (included with $199 listing package)
    You may display a generic For Sale by Owner sign or a sign of any kind is not required to be displayed on your property. You may order a Sellect Realty sign with "Call Owner" and your phone number printed above the broker's number for an additional fee (go to Optional Marketing on next page).
  26. Color Flyer Templates - Flyer templates in 3 different designs to choose from sent to you. Put in your contact number and bullet highlights and photos of your property.
  27. Virtual Tour (Optional) - A video or a slide show VT that you can order from a virtual tour vendor on the Internet may be uploaded, free of charge, onto your FMLS/GAMLS listing. Simply email the URL or Tour ID to Sellect Realty. (Note: Virtual tour may only include the attributes of a property and may not contain any branding or self-promotion such as the owner's name and phone number or website address due to the Rules & Regulations of the multiple listing services).
  28. Unlimited Listing Changes (i.e. price, selling commission, descriptive remarks, photos) at anytime, free of charge. Simply email your change requests to: info@SELLectrealty.com

  32. List in Rental - Option to simultaneously list your property in the Rental section of the multiple listing services while your property is listed for sale. A listing fee of $49 each on FMLS and GAMLS applies. You may list in one multiple listing service only. Please contact Sellect Realty for the forms to list in the Rental section.
  33. Cancellation of Listing - FMLS and GAMLS charge $25 each to "withdraw" (cancel) your listing. No withdrawal fee charged by Sellect Realty. The withdrawal fees do not apply when your property sells and closes.
  34. Re-Listing Discount - If you take your property off the multiple listing services and then return to Sellect Realty within 30 days of de-listing, the re-listing fee is only $49; if you return past 30 days, the re-listing fee is $149 ($50 discount).
  35. Contract Negotiation Support - If you need assistance with contract negotiations, Sellect Realty will negotiate with agents and buyers, on your behalf, for an additional fee of .50% (sales price X .0050). This fee includes review of an offer, strategy advice on counter offers, preparation of forms, submitting for signatures, negotiating home inspection contingencies, if any, and follow ups with closing attorney and reviewing the Settlement Statement before the closing. The fee will be deducted from your proceeds on the Settlement Statement.

* If your property is NOT located in the following compulsory FMLS listing counties, you may list on GAMLS only (you are not required to list on FMLS and, therefore, the FMLS fee of .12% of the sales price will not apply when your property sells and closes): Barrow, Bartow, Chatooga, Cherokee, Cobb, Dawson, DeKalb, Douglas, Floyd, Forsyth, Fulton, Gordon, Gwinnett, Hall, Haralson, Jackson, Lumpkin, Paulding, Pickens, Polk, and Walton. Please notify Sellect Realty if you would like to list on GAMLS only. For maximum exposure, we highly recommend listing on both FMLS and GAMLS, if your property is located in Greater Atlanta or if you would like to advertise and attract buyers from Greater Atlanta.
